St Annes Road Guest House

I had a really good stay on my own while visiting uni, and nothing obvious was wrong. I felt like I was the only guest there since it was so quiet and I didn't see anyone else. The small single en-suite room was clean and comfortable, the price was very reasonable, and breakfast was easy and adequate. The location worked well for walking to town and uni, and I ran about 15 km nearby on road and off. Convenience stores were very close, with supermarkets a bit farther away. They replied quickly to my parking request in the late afternoon and helped with parking early the next morning before check-in. The welcome was friendly without being over the top.

It was good value for the price, with breakfast and free Wi-Fi included, and the city centre was only a 15-minute walk away. My main feedback is that the fan I had was in poor shape, which wasn't great on a hot evening. The decor also looked a little tired and could use a lick of paint. Those are minor points, though, not a huge deal.

The owner was really nice and helpful. The town centre is a 15-minute walk, while a convenience store and takeaway are just 2-3 minutes away. The room was clean and small, but had enough space for one person, and the bed was comfortable. There was a kettle with tea and coffee, plus toiletries and a hair dryer. Breakfast starts at 7. Good value for money.

The host was lovely, and the place stayed quiet during my visit. It’s close to the university and city centre, with two convenience stores nearby. The rooms are roomy for one person, and the en-suite twin room works well for two. Breakfast is self-serve rather than a full English: bread, milk, croissants and fruit. A great budget stay.
