We stayed in the woodlands from 17th April to 21st 2025, and it was very disappointing. The outside was filthy and run down, so we couldn’t use the table. Indoors wasn’t much better: the shower filter was blocked with dust and spiders, the side of the bathroom cabinet was dirty, and the curtains were stained with what looked like blood. The cooking tray was rusty, and everything we might have cooked with was too dirty to use. There was no internet, the TV was rubbish, and the remote had no batteries. The wall clock didn’t work either. The boiler cupboard was falling apart, and goodness knows what condition the washing machine is in. Whoever owns this property needs to see what a mess it’s in. I won’t return or recommend it.

The outside was filthy when we arrived for our Easter break in the woodlands, and the table was too dirty to sit at when a little sun came out. Inside, we found more dirt, including grime beside the sink in one bathroom. Pipes were visible through the bathroom floor, and the fan was thick with dust. The cleaners don’t seem to look up, as there were more dusty webs on the ceiling than anything else. There was sauce on the living room curtain and splatters on a kitchen unit. The TV was useless, one remote had no batteries, and there was no WiFi. We arrived on 17/4/25 and left 21/4/25. We won’t recommend this place to anyone.

Host & Stay offered to send someone to clean, but that was only on day 3, and they dealt with just the couple of things I’d mentioned instead of cleaning the whole place. I was trying to enjoy our holiday, not write a list of things that should already have been clean. Michael also came on day 3 to make the dangerous furniture safe, and he’s lovely. We stayed in the Woodlands. The kitchen and bathrooms were dirty when we arrived, the beds were appalling, and the furniture needed maintenance. The outside space was run down too. Earlier reviews had already mentioned the same problems. Host & Stay have posters all over Filey and Scarborough advertising ‘luxury’ properties. I’ve added photos showing the ‘luxury’ here. We’ll consider their offer of 20% off our next stay to make up for the issues we raised.

It feels like a home away from home, with everyday things like a washing machine and dishwasher. The accommodation is excellent, and the countryside setting is beautiful, yet Filey and Scarborough are only a short drive away. We’ll definitely recommend it and return.

The open plan kitchen and sitting room are spacious, as are the bedrooms, and it’s good value for money. But several things needed attention: the glasses and crockery had to be washed before use, there was used coffee in the coffee maker and it didn’t work, and there was only soap in one bathroom. The Wi-fi was iffy, and the sink wouldn’t hold water when you pushed the plug down, though there is a dishwasher. The facilities look very nice.
