The service was the biggest problem. There’s just one number to contact during the stay, as the welcome booklet’s contact page shows. I’ve seen previous reviews where Hayne Barn Estate owners say this isn’t true, so I provided a picture of that page. Teresa was rude or ignored us. Just after checking in, we asked her for directions to the station because we wanted to walk. The booklet mentions a nearby walk, but Google Maps doesn’t show it. Instead of helping, she asked when we were checking out. On the first night, the hot tub thermometer didn’t show a temperature. We asked Teresa for a replacement because the booklet strictly says not to let the water go above 37°C. She never replied, so we couldn’t use the tub and wasted the logs we’d paid for. We’d booked and paid for three nights, but left after two because it was so disappointing. I wouldn’t recommend it and don’t think it was worth the money. I’ll be requesting a refund. The lodge itself was fine and looked surface-clean when we arrived, but the cups and plates were filthy. We had to wash them before feeling comfortable cooking. I would have thought they’d check the dishes before letting anyone else check in. The bed was very small, squeaky, uncomfortable, and on wheels, so it moved around if someone tossed and turned. The duvet was too thick for the time of year. The bedroom was extremely warm, but we couldn’t leave the windows open because mosquitos came in overnight. There wasn’t a fan, which I would have expected. The furniture felt cheap and flimsy, as if someone had cleared out their own house and put unwanted pieces in the lodge. It did the job, but wasn’t comfortable, and the layout didn’t suit a stay longer than one night. The bathroom window in Badger lodge looks directly into the next lodge’s hot tub and has no privacy screen. We had an awkward encounter with the people staying there while I was getting out of the shower. One positive: the taxi number in the welcome book was responsive and quick to arrive. Just make sure you tell them you’re at the lodges, or they’ll go to the house at the top of the hill.

We had such a peaceful, relaxing couple of nights here just after Christmas. The cabin was easy to find, beautifully decorated, and felt homely. It was private, with lots of scenery to enjoy. The hosts were friendly and easy to approach both before and during our stay. We had no complaints and would definitely book again!

Pheasant Lodge in Hayne Barne was lovely, spacious, and cosy in a really tranquil setting. We cooked each night, and it had all the equipment we needed, even a chess set. We loved the hot tub, though it took ages to heat up. The host left a book of nice places to explore nearby. We walked to Saltwood Castle and visited Hythe Beach, Fisherman’s Beach, and the Lazy Lobster Shack, along with other parts of Kent further afield. A few things weren’t quite right: the shower was temperamental, one TV had no signal, and the bathroom sink didn’t drain properly. Apart from that, everything was great. Thanks for making our stay enjoyable. I’d definitely recommend it.

We had a wonderful stay at Hayne House. The location is fantastic, and the house was very clean and great value. The rooms were comfortable, and the living and dining area was a lovely place to relax. The little lagers left for us on arrival were a nice touch, and communication with the hosts was excellent throughout. Check-in and check-out were both smooth. A couple of small things: some pans and utensils hadn’t been cleaned fully when we arrived, and the hot tub instructions were a little confusing, so we struggled to get it going on the first evening. The hosts were wonderful, and we’d happily stay again.

We had a brilliant couple of days in the Kent countryside, with quality time away from it all. The accommodation was warm, very clean, and well equipped with everything we needed. The indoor tennis court was great fun, and the wood-fired hot tub was a brilliant experience. The team also gave brilliant service by rearranging my original booking. Thank you, Hayne Barn!
