Breakfast was the highlight for me, cooked really well and served piping hot. The room was clean and nicely presented, and the ensuite looked new and well done. It's a well-placed B&B for Lancaster university, with excellent off-road parking right beside it. The tea and coffee were good quality, and the milk was fresh, though it was kept in a fridge on the landing for each room. Going out there in my boxers when I wanted a cuppa wasn't practical. The wall-mounted TV looked very small from bed. It felt like a good episode of Four in the Bed.

Stephen was incredibly kind and accommodating, and made us a nice hot breakfast. He even let me play his piano. The bathroom was really nice, and the twin room was cute, though the bedding made it feel a bit like a teen girl's room. There wasn't anywhere for luggage or to rest a flat or curling iron. The place was nice, but sitting right behind a VERY LOUD and BUSY road didn't feel much like a farmhouse. Traffic eased off after 11, then picked up around 6. Bring earplugs and you'll love it.

We got such a good deal for the price, and we're glad we found this place. We're staying again on our way back from Scotland. The owners were wonderfully kind and accommodating: they put our motorcycle round the back and parked their van behind it, which put me at ease. The rooms and bathrooms are lovely and finished to a high standard. It's in a beautiful location, and I had a lovely morning walk by the canal. Breakfast was the best, the plate was hot when it arrived and the food stayed hot until I finished.

A lovely little B&B and really good value. The owners were so friendly and welcoming, the room was immaculate, and it had a lovely en suite and fresh milk. The cooked breakfast was brilliant too.
