We were visiting friends near Roundhay Park, so the location worked very well. There are several cafés about five minutes away for food and drink, since the B&B doesn’t serve breakfast. We ate in the Garden Room in Roundhay Park. The room was okay, though during a freezing cold snap it was only just warm enough, and the ensuite had no heating and was very cold. We’d come up from the south and hadn’t heard about the northern toilet paper shortage and rationing. There was part of a roll in the room, which only just lasted until the first morning. When we returned that evening, the empty cardboard tube had been tidied away, but no replacement roll was there. Luckily, there were toilets in the B&B, so we could borrow a roll from one of them.

It’s peaceful and quiet here, with comfortable beds and pillows, and the place was very clean. The guest house is in a perfect spot, and the owners were kind and helpful. Thanks again for a fabulous stay. I’ll see you again soon.

For a work trip nearby, we just needed a clean bed close to the job, and it suited that purpose perfectly. Breakfast was lovely, the hosts were great, and the price was very good. Half our group had the newly refurbished downstairs room, which was basic but great for the cost. The others were upstairs and said it got very hot with no way to cool it down, and there was no hot water.

I liked the place enough to tell other family members about it for visits to my uncle nearby. It’s not fancy, but it worked well for my 11-night stay while visiting relatives five minutes away by car and getting over jetlag from the States. Walking options are limited, though there are a few restaurants and food shops, plus bus stops nearby. I’m diabetic and needed a fridge for my medication, so they lent me one. The family were friendly and helpful, and the room was clean, though a bit worn. They also respected my preference not to have it cleaned during my stay. Mine was a ground floor room for two at most, with no dogs allowed; guests with dogs can use a room across the hall. The ensuite was tiny but did the job, with an old style sink and separate hot and cold taps. The shower looked a little worrying, since it was small and you could see underneath, but it worked well enough, with hot water and decent pressure. There was an old style heater you adjust with a handle, a comfortable bed with a warm blanket, and a high window that opens onto the alley between the hotel and the owners’ home if you want fresh air. One thing I got excited about when booking: the Tesco shown across the road on Google Maps is actually a few blocks down the street. That’s an error on Google’s part.

The location was perfect, and the bed was clean, but the room itself was only okay and pretty basic. There was dust and cobwebs, and the ensuite needs repairs: the sink was cracked, the shower cubicle rusty, and its handle broken. I only saw a woman when I arrived, and breakfast wasn’t being served.
