Alameda - Campus Accommodation

I moved in back in September 2025, and at first I was disappointed. Getting started took far too long, my mailbox keys arrived much later than expected, and staff either took ages to answer my questions or didn't reply at all. I started wondering if choosing this building had been a mistake. Since January, though, things have changed a lot. Kassy took over as General Manager and seems to have inherited a backlog of problems that she's still working through. She's been attentive and quick to respond, especially when I needed help with a personal situation. She listened to my concerns and worked with me on a practical solution, which made a real difference. The wider team has improved too. Kassy is putting together a professional group that includes Hakeem, Eunice and Nabil, as well as the two gentlemen who handle night security. Everyone I've dealt with has been approachable, motivated and committed to making things better for residents. Reception is now consistently staffed, common areas get cleaned more often and social events are being organised. Those everyday changes have made the community and living experience much better. I didn't expect to write this after my first few months, but accountability matters. It's right to point out failures, and also to give credit for real progress. If I had another choice, I wouldn't live at Alameda again. It's an older building, so some wear is understandable if things are maintained properly. Maintenance is where it falls short. Our sink has been blocked since September 25. Someone came once, removed the pipe and left a bucket under it, but the problem is still there as of January 30th. We can't cook properly. A simple meal takes me two hours because I have to keep dealing with the water collecting in the bucket beneath the sink.

From the start, I had to chase management about the lease, and they hadn't read my earlier emails. Before any lease was signed, they tried to collect all my money beyond the first week's rent. I cited the Tenant Fees Act, and they stopped pushing for it. Once they'd collected their money, they went silent. I don't see much you can legally do about their negligence unless your flat is perhaps flooding or on fire. They didn't answer a single email or phone call, and for the first two months they sent none of the introduction or setup emails. I put in several maintenance requests, including one about the heating, and heard nothing. The new management is just as pathetic: they reply about once every two weeks, deleted all my maintenance requests, then asked what the issues were. That doesn't change the fact that after almost three months they still hadn't fixed anything. The flat itself is poorly insulated, and the balcony seal is broken. You can hear neighbours dropping things, pets scurrying, dogs barking and people arguing. It doesn't feel well built. My flat wasn't cleaned or painted before I moved in, and painters unlocked my door automatically twice after I'd moved in because management gave them the wrong painting date. If you've had bad tenancy experiences and think it can't get worse, this team may surprise you. Find somewhere else, or insist on a six-month break clause and lower rent. They'll agree, despite saying they can't offer anything beyond the advertised rent.

Tim has been working relentlessly to clear the outstanding maintenance issues, and the team has brought a lot more energy and joy to running the building. Aki and Nabil are pleasant and polite, while Hakim keeps residents informed through emails and posters about the many events. He's always smiling, patient and helpful. In a short time, the new team has turned Alameda around. Cassy is incredibly energetic, and Puja is courteous and obliging. I read some of the reviews from their first few months in charge with sorrow. I found them ungracious and simply untrue. I don't know every new team member's name, but every one of them has helped make this the finest structurally of all the apartment blocks in Wembley Park.
