The host and owner, Douglas Hardie, is a wonderful guide to the Border country, and the garden is splendid. We've stayed four times as US travelers, and every visit has been a pleasure. It's the best B&B we've ever stayed in, with a lovely house, excellent bedrooms, memorable breakfasts that are a host specialty, and welcoming owners.

Paul was quick and helpful with messages, and kindly let us stay an extra day when our trains were cancelled. Kirklands is a lovely cottage in a lovely spot, and it made an ideal base for walking in the Borders. We had an amazing time and will definitely return. Can't recommend it enough!

We spent four weeks here and would recommend it to anyone looking for a stay in the Borders. The house is comfortable and the views are beautiful, especially from the kitchen and back bedroom windows. It's a lovely, scenic setting, within easy reach of lots of attractions, with great walks starting from the house.

Melrose is a lovely little town, with plenty of independent shops for pretty much anything you might need. From there, it's well placed for day trips to the coast, about an hour away, Edinburgh at 50 minutes, and Northumberland, with Vindolanda around an hour and 20 minutes away. We had a lovely, clean, well-appointed property for our family holiday and hope to return. We were four adults and two young children at Kirklands Garden House for a week at the end of August. We'd booked only the week before, and Paul got in touch straight away with directions, access details, instructions for the heating, TV and Wi-Fi, and useful tips on local walks. The house was much more spacious than expected, with plenty of room for us all. The kitchen and dining room were great, and the utility room had a washing machine, airer and more. The beds and duvets were very comfortable for that time of year. We enjoyed being together in the living room and lit the wood burner a few times, mostly for the atmosphere. There's off-road parking for several cars at the front, and a huge lawn behind the house with woods leading down to the river.

The garden was lovely for the children to play in, and we spent most afternoons relaxing there with a cuppa. Kirkland's Garden House was cosy and felt like a home from home, with everything we needed in beautiful surroundings. We had a wonderful week and have just got back. Exploring the area was great, though it was new to us and we'll need at least a couple more visits to see everything we missed. We especially enjoyed Traquair House, Neidpath Castle/Peebles, Floors Castle and Abbotsford, as well as local walks, including up North Eildon Hill. We hope to return soon!
