The hot tub was a great bonus, and we had a nice stay overall. The house is a good size for 11 and well placed, with Morpeth centre within walking distance and easy access to the A1. With a few improvements, I'd give it four stars. The listing says there is parking for six cars, but in reality it's three, or perhaps four small cars, since the owners use one space. There also wasn't enough seating at the dining table for 11, so we made a kids' table in the conservatory using a table from the hall and chairs from the bedrooms. A house advertised for that many guests should have enough dining space for them. There was lounge seating for only five or six, so we brought in chairs from the conservatory. Seating for a big group is tricky, but bean bags or something similar could work for the kids. We also didn't have 11 sets of cutlery, mugs and bowls. The kids usually ate before the adults, so we washed up between meals. In similar houses I've stayed in, there's normally about twice as much crockery and cutlery as the number of guests, which means less washing up on holiday. Longer term, joining the kitchen and dining room would make the kitchen work better for a group and let people cooking keep chatting with everyone else. The house needs some TLC, and a couple of the bathrooms need updating.

The room was ready even though I booked just two hours ahead, and I got a discount online. It's a handy spot at the top of the city centre, about a 30-minute walk from the train station. Nights were completely quiet, with no traffic noise. The room had an awkward shape, so it felt less spacious than it should, but it was lovely. A robe was provided for the tiny bathroom across the hall. The WiFi worked well until the signal disappeared in the middle of the night. Vegetarian breakfast was cooked from 7am, and they offered to dry my wet clothes. The fruit at breakfast had been picked from the owner's allotment the previous afternoon. I'd stay again.

We had a lovely family break, and the house is great for a big family with everything you could need. The new owner has only recently bought it, and once it's had a bit of updating, I think it could earn more stars. For now, broken showers, unreliable water that swings between scalding and cold, loose toilet seats and unreliable runners in the built-in wardrobes are why I'd give it only three.

The woman was lovely and breakfast was great, but the cleanliness was appalling. I had to clean the toilet, sink and shower myself, and was glad I had disinfectant wipes. There was dirt and dust on the wooden floor, including a decomposing wasp, and the carpet between the bedroom and bathroom hadn't been vacuumed. The room was freezing, around 15 to 17 degrees. I'm not usually cold, but I went to bed fully dressed at 9pm, much earlier than my usual 10:30, and still had cold feet at 2am. The bed itself was clean and comfortable. Floorboards creaked upstairs when the owner moved around, and the large cobwebs bothered me because I hate spiders. I'd paid for two nights but didn't return for the second. She can keep the money to deep-clean the room. I've never had an experience like this, and I'm 46.

My wife and I had a great experience here. The rooms are superb, breakfast is great, and you sleep like a log. There's a private car park, so you don't need to park on the street or in a public car park. It's just outside town, so it's quiet and convenient. I stayed once when Liz and Doug were the owners and once with the new owners at the time. I haven't been back for a few years, but it was a great place and I can't praise it highly enough. Ten out of ten.
