That big front room was wonderful. As we came up the driveway, we found ourselves hoping the top left window belonged to us, and it did. They showed us where to leave our hiking boots and gear, then led us upstairs. The room had a large, comfortable bed, plenty of space, a sitting spot for tea and homemade biscuits, and a desk where we could quickly check on things back home on the laptop. The bright, roomy bathroom had both a shower and a bathtub. My husband loved the tub so much he’s rethinking our bathroom at home. We had porridge, pancakes and sausage for breakfast. They’d explained the transport options to Edinburgh, and we chose the early Virgin train to London. We hurried to pack, but Russell was waiting downstairs and offered to drive us. He dropped us at the station, helped with our bags and congratulated us on visiting Scotland and finishing the Rob Roy Way. It made the stay feel special. We peeked into the back room where another hiking couple was staying. It was much smaller and didn’t have a tub, so I’d ask for the front room if it’s available. The B&B is in a quiet area, with an easy walk to places for food and drinks.

Roseburn is a great base in Pitlochey, with shops, restaurants and fish and chip bars nearby. The house is spacious and beautifully decorated, with lots of parking and a very well equipped kitchen. Everything was immaculate, and the plentiful bathrooms, cosy beds and luxurious linen made it feel homely. We’d gladly recommend it and plan to come back.

We had plenty of space at Roseburn over Easter, even with 7 adults (+2) and 5 kids (+2). We never ran short of room or household essentials. Everything is so well cared for that if you think you can’t find something, you probably just haven’t spotted it yet. I’d happily book it again.

Alison made us feel very welcome at Roseburn Cottage for New Year 2018. It was a lovely stay, with a really comfortable place and a fab breakfast. The hospitality was great, and we had such a good time in Pitlochry that we hope to visit again soon. I’d definitely recommend it. ♥️ xx

Roseburn was ideal for our family get together. The house was gorgeous, luxurious and the best equipped rental we’ve stayed in, with plenty of parking too. The Co-op is only a couple of minutes away on foot, and the main street is just beyond it.
