Magnolia’s location is its biggest asset. It’s about a minute from the beach and Boulevard, with shops, cafes, and pharmacies nearby, and its scale and statues of armless women still draw tourists. The building also has balconies and is used largely for daily rentals, so the entrance and shared areas can feel functional rather than cozy. It’s practical for a short stay by the sea, though I wouldn’t call it luxury. When Magnolia was built around 2010-2012, its bright white facade made it a striking landmark on Batumi’s coast. It was part of the early 2010s building boom, aimed at tourists and investors, including people from Russia, Turkey, and Israel. The exact developer is hard to trace. Its style blends a modern resort look with a Soviet legacy. The building has aged quickly. The facade is now darkened and weathered, and visible decay makes it look like a 150-year-old building that needs restoration. Despite that contrast with its original promise, it still has potential because of its prime waterfront location. Renovation could bring back some of its former elegance and help it fit the changing beauty of Batumi’s waterfront. The statues near the entrance and around the complex are stylized women in short dresses without arms. I don’t know who made them or what they mean. Some locals say they suggest “beauty without power” or “tourist glamour”; others think they’re just decoration. Either way, they catch your eye and feel a little mysterious. At night, the dim lighting, rows of similar balconies, and silent statues can give the exterior an eerie, almost horror-movie feel. It isn’t dangerous, just strangely cinematic. There are also reported issues to keep in mind. Residents and guests have mentioned high humidity inside apartments, especially in summer, and talk of water seeping into the basement, which may contribute to mold in some units. Some apartments are poorly maintained. Summer can be noisy, especially near the entrance, and the elevators are often crowded or slow. The building was built around 2010-2012, and on October 4th 2025, I saw Magnolia’s courtyard and Batumi’s coast from a high floor on a Saturday morning.

The sea is clean and warm, and the view is great. The setting has a downside, though: the beach has no facilities, and music from the cafe and restaurant outside gets very loud. The building badly needs renovation, so I wouldn't choose it for a long-term rental.
