We stayed at Holiday Rooms in July 2024 on Kea with my daughter and her friend, and had an amazing time. The family business is quiet, and Mrs. Maria and Mr. Nikos were so friendly and welcoming. Our room was spacious and wonderful, with daily cleaning. There was plenty of parking, the grounds were beautifully kept with flowers, and there's a swimming pool. The beautiful beach at Otzia is within walking distance. Don't miss the food at their family restaurant, it was delicious! If you've got little kids, ask Mr. Nikos to show you the chickens, rabbits, and locally grown produce across from their hotel. I'll definitely choose it again and highly recommend it. The closest hotel rooms to Otias Beach. The standard rooms are large and clean, with everything you need. The internet and AC were excellent, and room rates are great, depending on the season.

A really poor experience with customer service. When illness meant we needed to cancel, the host wouldn't discuss it properly. They even suggested cancelling the room without giving a refund, just so it could be opened up for double booking. I wouldn't recommend this if you need flexible travel plans or have children.

It's not far from the center, but you'll need a car. The room was just okay, nothing special, and I wouldn't come back. If you want to sleep or relax past 7:30-8am, definitely pick somewhere else.
