DO NOT BOOK HERE, on Booking or anywhere else! I hate giving one star, but I have no choice. We arrived to find there were no rooms available, even though our booking was confirmed. With the temperature close to 40 degrees, we were left outside for more than three hours, and our dog was overheating. By then we'd already suffered sunstroke while waiting, so I had to book a different hotel at a much higher price and take a taxi there. Eventually I reached them by phone. She said she'd cancelled my booking, but she hadn't. I hope I won't be charged for this joke of a hotel. Apparently they won't accept anyone for just one night, yet they list rooms on every hotel website as if they do.

That balcony made my stay at Villa Ivan even better, especially for taking in the view and watching the sunsets. The room was spotless, and Ivan and his wife made me feel welcome. Ivan shared lots of useful local suggestions for visiting Dubrovnik, and even arranged a cab for me early on the morning I left. One of the best places I’ve stayed. I’d definitely recommend it!

After coming all the way from the UK with my partner for a holiday we’d booked ahead, we arrived to find there was no room for us, even though we had a confirmed booking. In 40-degree heat, that was a huge letdown. We waited about 30 minutes at the reception, or what passed for one, while the owner seemed to have no idea what was happening. Someone finally came after a couple with a young child called out. They’d also been turned away despite having a booking. I can only give this one star.

After driving 2,000 km, finding out our proper booking wasn’t being honored was really disappointing. We contacted booking. com to try to sort it out. We’d already waited around 30 minutes when someone came down, and they didn’t seem to know why we were there. A couple with a baby was waiting too, and they’d also been refused despite having a booking. Very disappointing.

We had a confirmed booking, but when we got to Villa Ivan on Saturday evening, the owner said there were no rooms available and refused to let us stay. He was very impolite and offered no help, so we had to look for another room that evening. Really disappointing.
