The full charge for a stay I couldn't take because of the war has left me deeply disappointed. I had to cancel my non-refundable reservation after the war in Israel led to my military call-up and my flight being cancelled. These were extraordinary circumstances outside my control. I contacted K46 Residence well before the planned stay and explained what had happened. They wouldn't offer a refund, future-stay credit, or even a date change. Several staff members, including a manager, kept pointing to the strict five-day cancellation policy: because the booking was cancelled, they said the full amount had to be charged and nothing could be modified. I understand having a cancellation policy, but I expected some human consideration and flexibility during a genuine crisis. Other businesses in Budapest showed empathy and offered compromises. K46 Residence stuck to its policy at the expense of customer relations. I'd caution others to consider that lack of flexibility when choosing where to stay.

There are some cool vintage shops nearby, and a really good bakery just down the road. The location is pleasantly quiet, a little away from the busy centre, but still within walking distance of most things. The room was spacious, clean, and really nice. Check-in was easy too. I'll definitely stay here again next time I'm in Budapest.

The staff were friendly and helpful, and someone was available around the clock. WiFi worked great, and it's only about a five-minute walk to the operetta/opera house. The location really is excellent. There's plenty of room, with kitchenware and a large fridge for drinks or fruit. A washing machine, heated towel rail, and clothes rack make it handy to do laundry. Noise was reasonable, though light sleepers might want a top-floor room to avoid hearing footsteps from upstairs. Depending on how long you stay, the shampoo and shower gel may run short, so you might need to buy your own. I'd choose this place again on my next visit.

I came back for a second stay because the price seemed tempting, and that was a terrible mistake. This time the apartment had a strong mold smell. I have allergies, and my eyes were watering and my throat was burning, but they insisted everything was “fine.” When I asked to move, they said no other units were available, even though Booking showed many options. The less flattering reviews make it clear this dismissive approach to guest complaints isn't new. My first visit was bad too. The apartment I was given was filthy and contaminated, and they only moved me after I complained. The replacement unit was fine. Having stayed twice, I can say some apartments are good, but the chance of landing in a bad one isn't small. When that happens, it's extremely frustrating. They don't seem service-oriented, and there's no one to talk to. Robots!!! The hallways and shared areas were dirty as well. It felt like cleaners gave the apartment a quick wipe and handed it to the next guest. The low price and aesthetic photos are tempting, but the aggravation isn't worth it. There are excellent places for just a little more money, and the value difference is significant. Strong recommendation: avoid this place. Avoid! Avoid!!!

The place is lovely, but the beds are hard and come with just one pillow per person. The rooms get ridiculously hot in winter, and you can't cool them down without keeping the door open.
