For the price, it’s good value. This is a new guest house, with clean rooms, a comfortable bed, a working AC, and a clean bathroom with clear, odor-free water and good pressure. The space isn’t huge, but it’s larger than a budget hotel room. It’s near a well-known seafood restaurant and a local bar. There’s no window, though, and the parking area is dark. The location is also a bit hidden.

This new guest house is clean, quiet, and in a convenient spot, with lots of places to eat nearby. They should change the towels, refill the soap and shampoo, and take out the trash every day.

There are plenty of restaurants nearby, including the ocean seafood, warjo steak, hk noodle, and Balikpapan mall is also within walking distance. The guest house is new and centrally located, and the cleanliness and amenities were good. My only issue was that towels and soap weren’t replenished daily, and the trash wasn’t emptied. I had to ask for those things.
