The building is old and shows its age: the gym equipment is dated and poorly maintained, the pool wasn’t pleasant to use, and the soundproofing was bad. Motorbike noise from the street at night made it hard to sleep. For the price, newer and better kept apartments are available nearby in Bandung. I rented at La Grande Apartment for a month through UJM Rent, managed by Ujang Maulid. Our signed and stamped contract said utilities were covered up to IDR 2,000,000. After checkout, he changed the terms on his own, saying it was the “wrong contract” and that the cap was IDR 1,500,000, though that figure doesn’t appear in the document we signed. He gave back only IDR 1,441,810 from my IDR 2,000,000 deposit and provided no written explanation. He ignored every follow-up I sent by WhatsApp and email. I’ve filed a formal complaint with the Dinas Kebudayaan dan Pariwisata Kota Bandung, citing wanprestasi (breach of contract) under Pasal 1338 KUHPerdata and UU No. 8 Tahun 1999 (Consumer Protection Law). Legal proceedings are ongoing. Foreign tenants especially should photograph or keep their signed contract and not assume verbal discussions override what’s written. UJM Rent (Ujang Maulid) will exploit any gap they can.
