Young unmarried couples will find all the boxes ticked here: damp rooms and sheets, dirty bathrooms, and towels that look like doormats. There are lots of insects and spiders to add to the stay. There's no air circulation, which makes the rooms feel safe. They don't accept credit cards, so transactions stay hidden from parents.

The hotel has a snack stall on its grounds, and Borma is right next door. I stayed two nights in a Deluxe Room, which was fairly modern and clean, though the toilet felt cramped and could use renovation. Amenities included tea, coffee, two 600ml bottles of mineral water, and prayer items such as prayer mats and robes. I also liked being able to watch Netflix right away without making an account or signing in. The location is convenient, about 150 meters from the well-known Kiara Condong intersection. They require an initial deposit of IDR 100,000.

The hot water worked, and the water pressure was good. The location is convenient, right next to BORMA. Still, the room was dirty, the windows dusty, and there was a strong cigarette smell. The AC was mediocre and clearly needed cleaning. I wouldn't stay again unless I had no other choice.

In October 2023, I booked two nights and had a pleasant stay. The room was clean, the AC was cold, and it looked like the OTA photos. The bed was comfortable, with clean sheets that smelled nice rather than like cheap laundry. The bathroom was clean and smelled fine, with no odd odors, and the hot shower ran smoothly with strong, comfortable pressure. The hotel is 2km from Kiara Condong Station. Outside was busy and congested, but indoors it was quiet. There were lots of food vendors outside, and GoFood also had tasty options. The room had slippers, soap, and toilet paper. I suggested cleaning the molding on the bathroom and bedroom ceilings, using Bayclean for daily upkeep before replacing the ceiling, and wiping the dusty window frames. I also thought I'd already paid by credit card through booking.com, but it turned out I paid at the property. I booked again after being so happy with the October 2023 visit. By September 27, 2024, I was totally unhappy and sad. ULTIMA can't maintain quality. The rooms all smelled of cigarettes, and I was moved three times. Every room had that smell, and one had a cigarette burn on the table. Smoking is banned in the rooms, with a fine of 500,000 Rupiah, but ULTIMA doesn't enforce the rule. HK offered to spray freshener, but it can't remove lingering cigarette residue, which still made me sick. The hot water was wrong both ways: first it wouldn't even get warm, then it got so hot I couldn't mix in cold water. Cockroaches greeted me in the bathroom. Dust on the windows and headboard set off my allergies right away, with red, itchy, watery eyes and constant sneezing. I gave it five stars in October 2023. For September 2024, sorry, not sorry, one star.
