I stayed in Tower Royal ( tower B) floor 11 flat no 25. The building staff were good, including security, cleaning, and replicator. But the apartment agent was awful and didn’t respond while I chased my security deposit. It was credited after weeks. They said it couldn’t be refunded if it was an international bank. The WiFi stopped working from the second day until I moved out. I wouldn’t recommend staying in this apartment.

After looking around for quite a while, we found a unit on level 22 tower B. This was my first time living in an apartment. The unit was okay, though cramped. I don’t think it’s suitable if you have babies or toddlers, but it’s fine for young couples.

The helpful staff were one of the few good things here. Security, reception, engineers, and cleaning staff all tried to help. The hallways were kept clean, rubbish was taken out every day, delivered items were looked after at reception, and when PLN cut the electricity, they got the elevators running quickly. Bu Erna, who owns the Warung next to the lobby, was especially friendly and cared about what her customers wanted to eat or drink. I also had an okay city view from my unit, which helped a little with the anger and disappointment. But living here was a terrible experience. Tower A has cockroaches inside the wooden cupboards and kitchen counter, sometimes around 20 or more coming out. I had to spend my time waiting for pest control, an engineer, and cleaning services to deal with it, all because of an irresponsible agent. Towers B and C are known for mice, according to the pest control guy. There were days when the lobby and hallways smelled strongly of toilets, sewage, or septic tanks, and that smell lingered in my unit too. It felt like the neighbors’ toilet was running through my place. The owner of my unit didn’t take care of it. The old AC only blew dry, cold air, made a lot of noise, and leaked from the pipe and underneath. I waited for an AC technician, who told both me and the agent it was too old and should be replaced, but the agent did nothing and the owner ignored it. The fridge was old, its light didn’t come on when opened, and it leaked water onto the floor, though at least it kept drinks cold. The water heater was broken too. The agent lied, saying it had only been inactive during the viewing and that it worked. Engineers came repeatedly to try to fix the old heater, and said it should be replaced, but the agent and owner ignored them as well. There are very few food stalls and shops. After 8:00 PM, places start closing, and even Alfamart and Indomaret are closed by 10:00 PM. Some women selling food at Warung were lazy and unfriendly. And even though you pay monthly fees (IPL), you still have to give the service men money for cigarettes whenever they repair something in your unit. It feels like an apartment complex the developers left behind, with owners who only care about renting old units out at high prices. If your budget is the same as what you’d spend here, find somewhere else. This place isn’t worth it.

I rented in Tower C for six months, first in a studio for three months, then in a two-bedroom unit for the last three. The apartment was quite good, and I liked the surroundings. It’s near public transport, including the train station and bus stops. Motorcycle parking was very cheap, just a one-time 100,000 IDR card purchase. Kebagusan City is a good-price option if you want to stay in Jakarta. My main issue was the building and elevators. They needed maintenance every single week because of malfunctions, which makes me think the builder’s upkeep is poor.
