The property is now a paying guest facility run by HelloWorld, which holds it on lease, and my experience there was extremely disappointing. The staff seemed untrained and unprofessional. The PG manager, Mr. Amit Dhariwal, was especially unhelpful: rude, focused on getting your money, then hard to find when problems came up. He barely visits the property and ignores guests' concerns. HelloWorld management seems irresponsible. I'd strongly advise against staying here if you can go elsewhere. I wish zero stars were an option; one star feels generous, and in reality I'd give a negative rating.

The service, food, and location were all perfect. The property itself is nice, but it needs some work on the paint and accessories. Most of all, every room's mattress is completely worn out. They really need replacing, along with some fresh whitewash.

Fab mulberry hotel keeps the same offline rate, and I appreciated that they don't change it based on what online prices are doing. If the online rate is lower, they'll tell you to book online at that price. When it's higher, they leave it up to you whether to book online or offline, without raising the offline price. My studio was ₹1600 per night at the fixed offline rate. On the first day, I booked online for ₹1500 for two days. On the third day the online rate had gone up to ₹2100, but they still offered the room at the fixed offline rate of ₹1600. To me, that shows consistent pricing and good business ethics. Guest access is strictly controlled, and visitors are allowed only after submitting ID proof. The studio had a two-seater couch, a center table, a stool, a small dining table for two, and a study table with a chair. There was also a TV, a bed with two side tables, a wardrobe, a microwave, an electric kettle, a small kitchen setup, and a large balcony. Breakfast was included, and the ₹1600 price covered taxes. The toilets were clean and tidy. Reception service could still improve.

The location is a big plus, with plenty of shops and outlets around Hong Kong Market, including eateries and banks. Rooms are nice, though they could be cleaner, and having a microwave in the room is useful. The staff are courteous. Don't count on much from the food, so make your own arrangements.
