We were seven and had plenty of room in the villa, which can sleep up to ten. Vivek, the villa manager, greeted us and check-in went smoothly. Most beaches were about a 20-minute drive away, and we liked the location and hospitality. The pool water felt a bit soapy, but that wasn't a big issue since we spent more time at the beaches. It made for a memorable stay with our group.

The rooms were large, with plenty of cupboard space and a pleasant pool view from the balcony. The pools were clean, though they had set swimming hours. The property was clean when we arrived and serviced every other day. Laundry was quick, and ironing was available on request, though sometimes we had to wait. There weren't many facilities: no microwave, kettle, oven, or stove, and we couldn't use the shared fridge. Each room did have a small one. The place is a long way through the fields, so getting emergency supplies on foot is inconvenient without transport. We rented two villas for my friends' wedding. One resident seemed unhappy about us taking photos, even though we made sure not to include anyone else in the background.

The villa was pleasant and the stay itself was comfortable, which is why I gave it two stars. We paid around 16 k, but nobody mentioned when booking, on the phone, or during our visit that pool access ended at 6:30 pm. Our friends gathered at the villa around 7:00 pm and couldn't use it. We were then told this was because the villa is in a residential area, something else we hadn't been told beforehand. Some amenities also had problems: the fridges and ACs didn't work properly. If you want a quiet, peaceful place, it may suit you. For a party or get-together with friends, I wouldn't recommend it.

The location made it easy to get to nearby beaches such as Anjuna and Calangute, and the property's overall appearance and views were nice. But our deluxe room didn't feel worth the price. There was a lot of dust on the bed, and the bathroom window wasn't properly secured, which felt a little scary as a female traveler. Breakfast was average, with just one main dish and toast every day we stayed. Guests who had booked a villa said their stay was comfortable, with good space and a neatly kept villa. My impression of the hotel was better than my experience in the deluxe room.
