The location is its strongest point, and the room price is reasonable given there aren’t luxury facilities. I stayed in a sea view cottage in May 2026. The room was just about spacious enough for two, and it was cleaned every day. Don’t expect room service. The restaurant food was okay.

We’ve been to Goa before, but have never been treated so rudely or dismissively. I booked in November and paid a deposit, then contacted the hotel on WhatsApp to request a particular room if possible. They assured me I could keep that exact room throughout the stay. On January 12th, a staff member messaged to say I’d need to change rooms on the final day, without explaining why. I thought we might sort it out once there. The day before the move, I asked reception what time the new room would be ready. They only said, “Pack your suitcase and wait.” I couldn’t plan my day, and nobody apologized for the change. I later learned they had given my original room to another guest who had clearly booked after me. When I paid in November, they hadn’t mentioned any problem with my last day. The replacement room on the second floor had a broken shower tap and a broken door. I asked for them to be fixed and was ignored. If the hotel didn’t want me there, they could have apologized, refunded my money, and told me to find another place. The service was absolutely terrible.

Even when we can’t stay, because they’re often booked months ahead, we still come to eat at the restaurant and take in the familiar hospitality and views. This is our favorite spot in all of Goa. It’s a simple place with an outstanding location and experienced service. The seasoned staff have been here for ages, and we always enjoy seeing Karthik and the servers. There’s a comforting feeling in a well-run place with methods that have clearly been thought through.

The location is awesome, just 20 steps from agonda beach, and we’d definitely visit again. We booked 2 luxury courtyard rooms and 1 luxury family room for 2 nights in November 2025. The rooms were neat, clean, and well maintained. Staff were very good from check-in through checkout, helping carry luggage to the rooms and cleaning on time. The room amenities were good too. Highly recommend, and good value for money.
