It's okay for the price, though the €9 breakfast was below par. Getting there means walking more than 1km up and down hills, so it's not suitable for older people.

The king suite with hot tub gets full marks from me. It was huge, with a modern kitchen, a comfortable bed, and a big TV with Netflix. The bathroom had sun loungers, a Jacuzzi, and a spacious shower. The suite is on the second floor, right in the city center, and there's an elevator. Check-in is at a separate building nearby in the historic center. The friendly staff sent us parking options ahead of time. We found free parking straight away at Via Giuseppe Pietri 35, near the escalators up to the center. At checkout, we were also offered luggage storage until 7:00 PM. Great value for the property and its central location.

A nightmare. The fridge was full of mold, and there was used toilet paper. We booked 20 days before leaving, excited to visit Arezzo, but the room was freezing when we arrived yesterday at 6 pm, just 9 degrees Celsius inside. I was already suspicious seeing four 12,000 air conditioners in the same room. We tried to turn them on, but they wouldn't start. A young girl, perhaps a minor, came in and said it only needed the batteries turned around. All four of us got them going and went to dinner. Before we arrived, they had called to sell us food items like tomato sauce, wine, and other things to leave in the room. Yet they said they couldn't leave even a bottle of water because of the law. How can they leave other food, then? Water is a courtesy service that should be provided. The air conditioning dropped to 15 degrees all night, so we contacted them because we were afraid of hypothermia. This isn't a review from a keyboard warrior. The service was absurdly poor, and by 5 in the morning we were already sick and freezing, so I left the property. This wasn't a room with a jacuzzi or a suite as the destination calls it, but a dovecote. The photos on Booking.com are very misleading. We lost our peace of mind on the most important day of our vacation. After a heated call, they magically refunded me for the night without argument, and we ran away from this nightmare. You can't go through something like this in 2025. Don't ruin your guests' peace of mind.

The rooms are large and very clean, and the location is right in the center. The host was really friendly, and there's a parking garage nearby. We'll definitely come back!
