Parking is on the premises and our car felt safe, but that was about the only positive. We arrived at 4:00pm and our room wasn't ready, so we were moved to another room without air conditioning. The following day we were moved again, to a room with neither air conditioning nor WiFi. You can't control the temperature yourself, and the unit never cooled the room. It was over 88 degrees at night, impossible to sleep in. WiFi didn't work on any of our three phones or two computers, despite the owner's saying it worked on their phone. Another guest I spoke with had similar problems. Neither room had the view advertised. One looked at a stone wall, the other at a nearby house. The shower was so cramped you couldn't turn around, with nowhere to put soap or shampoo. There's no free breakfast and no refrigerator to chill a bottle of water. On weekends, be aware that weddings or other parties may be held here. Music blasted until 2:00am on the Sunday we stayed. This place could be a gem, but the owners don't seem to know how to manage it. Too bad. The best part was leaving. Stay away.

We went to Casale della Regina on December 26, 2025, and left with a profoundly negative impression. The pasta took more than an hour and a half to arrive even though only two tables were occupied and the dining room was nearly empty. The teenager's tomato pasta portion was tiny, less than 40 grams. The meat came cold, and the tagliata was tough. On Boxing Day, we expected much better. Instead, the waits were unjustifiable, the food was cold, and the staff seemed tired. The waiter's effort to be friendly didn't come across well. When the children asked for fries, he curtly said they were bad for them. Asked for a simple side dish, we were sarcastically told to go home and get one. That wasn't courteous or professional restaurant service. We can't recommend this place.

The setting and views are lovely. The windows look over charming Arpino, olive trees surround the property, and the open spaces are comfortable and nicely furnished. It's recently built, with spacious rooms, and our room was warm, functional, and comfortable enough. The location and panorama are real strengths. Our stay still fell short of expectations. The property seemed poorly maintained: a shower door was broken and never replaced, and although the sheets were clean, the old bedspread and mismatched pillowcases gave a neglected impression. One of our two rooms was accessible, which we hadn't known when booking. It had no bidet, and water from the level-entry shower spread across the bathroom. The bed was comfortable but noisy. Breakfast was disappointing, with no cereal, yogurt, jam, or toast. We got ham, fruit, bread that couldn't be toasted, ring cake, croissants, orange juice, and water. When we asked for eggs and cheese, we were told there was no breakfast chef. Hot drinks were limited to coffee and cappuccino, with no barley drink or plant-based milk. We wanted somewhere quiet, but the restaurant had a private party on the ground floor that evening. Loud music, fireworks, and tables being moved kept us awake until around 2:00 a.m. The restaurant is only reachable by going outside and down a level, with no internal stairs or elevator, which could be awkward in bad weather or for guests with mobility issues. Overall, the facilities and experience didn't meet expectations for quiet, attention to detail, or a decent breakfast.

The chef's cooking was fantastic, and the dishes were magnificent. The location was excellent too. We enjoyed it and will definitely come back. The chef was professional and courteous.
