The homemade breakfast was a highlight, especially the excellent cappuccino and all the tasty things Sabina had made. She was genuinely kind, and the rooms were lovely and warm even over New Year's Eve. We thought the price was great for what we got. The place is also beautifully situated near Assisi, though you really need a car: walking along the main road feels unsafe, as the owner herself advised. If there aren't cars around, you can turn right and go about 100 meters to reach the Percorso Verde, a dirt path that leads toward Assisi with a stunning view. One small thing we'd have liked was a raised shower tray, so water wouldn't end up all over the floor.

The heating was easy to adjust and stayed on until midnight, and the TV picked up a really strong signal. My room had a double bed and a single, both comfortable, honestly more comfortable than my bed at home, which cost about €800. We spent two nights here with the family. We arrived a bit late, but the staff welcomed us happily and didn't seem bothered at all.

Breakfast was generous and really good, with lots of homemade things. Our rooms were clean, and the staff were helpful without making the welcome feel forced. We stayed for two nights. Leave the window open and the roosters will say good morning! The hostess clearly puts a lot of passion into this place. We'll come back.

We only stopped for one night, but had a very good stay and found the price excellent for what we got. The place is renovated beautifully and kept in good shape, with clean, comfortable rooms and a very well-organized welcome. It's peaceful despite being only a few kilometers from Assisi. Breakfast was fine, with a mix of homemade and packaged options. Maybe they could add some fruit, but we certainly didn't leave disappointed. Well done!
