The rooms, service, accessories, and cleaning were all very good. The owner was supportive too. The property is up in the hills, surrounded by real nature, and clouds often drift down and make the place even more beautiful.

Villa degli Ulivi Residence in Fratta Terme has a decent basic structure, but the overall experience was disappointing, especially if you need convenience or services nearby. You’re very isolated here. There are no shops, bars, businesses, or public transport within walking distance, and no restaurants, pharmacies, or attractions nearby either. Even small errands mean driving several minutes. Without a car, getting around is practically impossible. That level of isolation just feels uncomfortable rather than relaxing. The Fratta spa has been closed for some time, a detail that can easily be missed. If you come expecting a spa setting or related amenities, you’ll be disappointed. Getting into the residence is also awkward: the access road climbs very steeply, which can be difficult with a low car or if you dislike steep slopes. Rain or slippery conditions make it worse. The apartments are acceptable but not especially well maintained, with basic furnishings and details that need more attention. It feels as if the property relies on its quiet location more than on the quality of its services. Communication with management wasn’t always clear or timely, and there wasn’t enough practical information about getting around or what to expect on arrival. The outdoor areas could use more care to feel welcoming. This residence only really suits people looking for complete isolation who are traveling exclusively by car. For a comfortable stay with nearby services and a livelier setting, the location is a serious drawback.
