The residence is beautiful and well cared for, but the way the pool area is managed really bothered me. Guests often leave towels on sunbeds to claim them while they're out in the city or elsewhere, which leaves other paying guests without a lounger or umbrella in a shared space. Some guests are clearly being inconsiderate, but staff seem to ignore it. A simple rule, or occasional checks to remove towels left unattended too long, could fix the problem. A fairer, better-managed pool policy would make the stay much more enjoyable for everyone.

The pools were nice, and the staff were really helpful. Our room was basic but did the job. We stayed two nights and felt it was good value.

The pools are excellent, and the location is great. They do a fantastic job keeping mosquitoes under control, which matters a lot in Caorle. Apartment sizes vary quite a bit, from roomy to cramped, so check what you're booking. There isn't service apart from the pool.

The place was filthy, with mold in the bathrooms and rubbish left by previous guests. Ants and cockroaches were regular visitors, and the mosquito treatment didn't work. We had to clean ourselves and take the garbage out to the street. After asking several times, we still weren't given clean towels during our seven-day stay. We also didn't get the room we'd booked, although payment was required before we could move in. The thin plasterboard walls let us hear the neighbors talking. In the evenings there were no parking spaces, despite the promise of free underground parking. The fire doors on the smoke-free stairwell were wedged open with wood on every floor because the electric lock was broken. That's a serious fire safety issue. They advertise a 24-hour reception, but when we left in the morning, nobody was at the desk and the doors weren't locked, so anyone could walk in from the street. Staff didn't enforce even the basic pool rules: no smoking nearby and showering before getting in. The lack of stars might explain some of this, but with all the “hydration” it wasn't noticeable.
