B&B I 100 Passi

WARNING, avoid this property. I booked through Booking and paid about €550 upfront for two nights. Afterward I was told check-in was only between 1:00 PM and 2:00 PM, or 6:30 PM and 8:30 PM. I missed the earlier slot and arrived at 6:30 PM, but nobody was there. The doors were locked and the windows had security shutters down. I waited around 20 minutes, walked all around the building, and checked the address several times. I messaged the property on Booking and by text to say I couldn’t check in and to request a refund. I used the “cancel my reservation and request a refund” option, but the property still hasn’t accepted either the cancellation or refund. They replied that I hadn’t told them when I’d arrive, so I wouldn’t get my money back. I lost the €550 despite not using the room because of what happened at the property. With nowhere else to stay in Gaeta, I had to go back to Rome. I kept recordings and a Google timeline documenting everything. The property tried to reach me on Booking.com about an hour later, but by then I was already heading to Rome. It was getting late and I was with my children, so I couldn’t wait indefinitely and risk a night on the beach. The owner was very rude, and the whole thing ruined our vacation and our impression of Italy.

The sea is about 300 meters away, and it’s convenient to take the tourist train to medieval Gaeta. It’s such a pleasure meeting someone like her. Highly recommended!

I had to cancel my Christmas lights season booking because my daughter was hospitalized. I’d paid a €100 deposit, and the owner wouldn’t return it. They said I could book after the holidays instead so the money wouldn’t go to waste, but my calls went unanswered and no one called back. A friend tried from a different number and got a call back right away. When he explained what had happened, he was told the property was closed until January 7th for family reasons, even though Booking.com showed availability.

We had a really pleasant stay and will definitely come back. The property is welcoming, very well kept, close to the sea, and impeccably clean. Alfonso and his mother were both so kind and available. Breakfast was delicious, with fresh croissants and pastries.
