We’ve been here four times now, usually staying in the houses, and the first three visits were easily worth 4 or 5 stars. The place is beautiful, and the region of Italy is amazing. During the day it’s a lovely spot for families, with pools, a restaurant and terraces, and the staff are friendly and kind. But we camped this time, and nights were a nightmare if you care about sleep. Young Dutch guests, around 18-20, drank and partied on the terraces until 3 or 4 in the morning. Staff heard our complaints but seemed unable to do much, since nobody is there at night to keep the noise down. I wouldn’t recommend coming with young kids in peak summer now. Such a shame.

The restaurant was really good, and its staff were lovely, though they did forget one pizza. The campsite sits in a beautiful spot, but it was so full of Dutch guests that it felt like being back home. There’s no real service around the site, just at reception, and the WiFi wasn’t great. Kids were shouting across the whole campsite, so if you’re coming for peace and quiet, this probably isn’t the place.

We enjoyed our holiday here. The restaurant was very good, the staff friendly, and the pools beautiful. We stayed in the studio, which is small, so I’d suggest booking a two-room apartment instead. There are lovely beaches south of San Vincenzo and lots of pretty villages nearby. Florence, Siena, San Gimignano and Volterra take longer to reach by car, as do the usual Tuscan sights. One nice surprise was the geothermal park at Monterotondo Marittimo.

We liked this place so much that we came back, even though we normally never repeat a holiday destination. It has camping and houses, with plenty of space, nature and a relaxed feel. There are two pools, a restaurant and a small supermarket, and everyone was very friendly. Great with kids, especially primary school age, and outside the school holiday period it would suit couples too. The beach is about 20 minutes away, and Pisa, Luca, Siena and Elba can all be done as day trips.

Mauro, the owner, and the staff are so kind and lovely. We keep coming back to this peaceful little oasis. The houses come in different sizes and each has a kitchen, plus a small terrace or veranda with a table and chairs for eating outside. There’s a deep pool and a baby pool on one level, with two more pools lower down near the woods. Camping is great too, whether you choose the pine or oak woodland for your tent. At night you can see lots of stars. There’s a nice restaurant and pizzeria, plus a cafe for breakfast or an aperitif, and you can have bread and milk delivered. It’s a great base for visiting the Eteuscan coast.
