A quiet guesthouse with three separate rooms on the fifth floor, and there’s an elevator. My room was nice and spacious, with TV and an ensuite bathroom. The shared entrance has a microwave and coffee maker. Breakfast is paid for at the café downstairs. The owners were friendly and helpful, Wi-Fi was available, and the room was nicely done.

I spent almost 9 days at Approdo 36 on a business trip, and everything was excellent: the rooms, cleanliness, and location. Francesca was so helpful and kind, and even picked me up from the train station. It’s near the sea, with a supermarket downstairs and Le Terrazze, La Spezia’s largest shopping center, a 10-minute walk away. Thanks again, Francesca. Highly recommended!

Simone and Francesca were extremely helpful, including with suggestions for good local restaurants and bars. The recently renovated rooms are spacious, clean, and tidy, with nautical decor. Bathrooms and showers were comfortable, and there’s air conditioning. It’s easy to drive in and out of La Spezia from here, while the city center is still only a few minutes away on foot. Parking is easy in the area, and the Easy Park app is very convenient.

For €150 a night, I expected accurate information and basic service. The listing showed a "P" for parking, but when we booked it didn’t say this was public, paid parking rather than private. They’ve changed the information since. It’s described as central, yet it’s a 30-minute walk from the center and right beside a container terminal. There’s no breakfast, just cheap pre-packaged sweets (see photo); you can also buy packaged cheese and ham from the supermarket across the street. This is a B&B apartment in an old building shared with two other guests, more like a hostel. It’s noisy, with hardly any privacy, and there’s no proper window, just a skylight. The room was very hot, and the AC could only be switched on in the evenings. Cleaning, fresh towels, and linen weren’t provided until four days later. We also had no hot water for two days. We left three days early and paid for alternative accommodation ourselves. When I asked for a refund for the three prepaid nights, I got no response. I wouldn’t recommend it. The information is inaccurate, and the place feels like a complete rip-off. Addendum following the landlady’s false information: Everything I wrote is 100% true. I documented it all and took screenshots of the booking, which clearly said private parking. I can also prove what the landlady wrote about the air conditioning. People can judge the "breakfast" for themselves. I’m a local guide and travel a lot, and I’ve never written such a negative review. The other hotels I’ve stayed at in Italy were fine and the information was accurate. Here, everything is false and deceitful. If the lady is already contacting the Italian Ministry of Tourism, good idea. Let’s see how long she can keep up this scam. An audit wouldn’t have hurt. It’s outrageous that towels were changed only after four days at a 4-star hotel. Whatever she writes, I have all the evidence and documentation. Someone else can deal with it now. I advise everyone against booking this accommodation.
