Being on the second floor with no elevator is the main issue, so I wouldn't suggest it to anyone who struggles with stairs. Parking costs money, though free spaces are about 100 meters away, and there is no air conditioning. The fans are excellent, though. Otherwise, the apartment is well equipped, with two roomy bedrooms, bathrooms, a large shared living room, and a properly fitted kitchen with a big breakfast table. There's a hairdryer, TVs, and the WiFi works well. Its central spot a few meters from Terrazza Mascagni makes it an excellent base in Livorno. For me, it was a good stay.

The room and bathroom were clean and practical, and there is free parking close by. The building itself is beautiful, and the location makes it easy to walk to the waterfront or port. The room is up on the second floor, with no elevator. We were there in late July and had a real mosquito problem overnight. I'd recommend that the owner add screens and air conditioning.

The location is very good, fairly near both the sea and the city center, and there's a seafood restaurant right downstairs by the hotel entrance. Finding a street parking spot close by can be tricky, but there are spaces on nearby streets farther away.

He's been leash-trained since he was little, so he would have been with me, and I've attached a photo of that too. I also think it's perfectly legal to ask whether an animal is allowed at the property. Please don't put words in my mouth about the ceremony. You don't know what it involved: a one-hour morning mass and a two-hour aperitif in the evening. I never said otherwise. The other names she gave me were places costing almost €100 a night, or options in a completely different part of town. If I called her, obviously I couldn't afford that price. I'm sorry if I sounded arrogant on the phone, but try to see it from my side. I booked a room, then the next day I was told it was no longer available. That same evening, I asked whether I should send documents and a credit card to secure the booking. She only asked for ID, which I did send.
