The separate apartments and shared outdoor tables worked really well for our large graduation trip. The landlord was incredibly friendly, spoke excellent German, and took care of everything we asked about, including fixing the gas stove and refrigerator. The pool was clean throughout and was cleaned every day. It’s a peaceful location, fairly close to Montescudaio, where there’s a pizzeria and cafe/bar. A car is still very useful for going shopping or to the beach. We had a very enjoyable stay.

The pool was the best part of the house. It has a shallow section for small children, which felt a bit dangerous for a graduation trip, though luckily nobody jumped in there. Ivano or his son cleaned it every morning with a robot, and it stayed spotless. We stayed at the beginning of July 2024 for our graduation trip. At first, we were skeptical. We’d read online that there might be bedbugs, and we weren’t sure which of Ivano’s (the landlord’s) houses we’d booked because this one was hard to find online. There were no bedbugs. Ivano told us that claim came from competitors. The house ended up being perfect for our trip, and we had a fantastic time. There’s no Wi-Fi and cell service is weak, but that didn’t bother our large group. We spent time together, lounged by the pool, and explored nearby places. A car is a good idea. The road to the house is steep, but even we novice drivers managed it. We visited sights nearby, including a nice café in Montescudaio, Cecina, and the beach in Vada. The property has several apartments for about 4-8 people, each with a kitchen and bathroom. The furnishings are quite rustic. I’d bring your own bedding. Don’t expect much from the kitchens: they have gas stoves and refrigerators, but the amount of dishes and cookware varies between apartments, so you may want to bring some of those too. Ivano returned our full deposit, even though one of the doors was broken, and helped us take out the trash. But he deducted €300 in tourist tax from the €1000 deposit without telling us beforehand. I’d recommend this house for a graduation trip as long as you don’t set your expectations too high. If you’re open to it, you’ll have a great time.

Everything was very clean, and the house is tastefully furnished in a quiet spot. Joanna from Tuscany Forever was helpful and easy to reach. Perfetto!
