The residential complex is in a very charming location, and the owner was kind. But the room was essentially the lady’s bedroom, rented out for a price that didn’t match the service, which was little more than a bed and bathroom. We weren’t even given a receipt, and breakfast cost another €5 per person. There were three of us, but there were towels for just one. The room had no TV, the bathroom had a bathtub we couldn’t use because there was no water, and the lighting was almost nonexistent. There was no hairdryer and the water wasn’t drinkable. The room also had the lady’s personal belongings, half-empty bath soap, contact lens solution, and other items. This felt a long way from a B&B or Airbnb stay.

The owner is elegant and refined, and very attentive to what her guests need. She serves organic products, jams, and delicious homemade cakes for breakfast in a bright room with garden views. The villa itself has a homely charm, with paintings, carpets, and antique furniture. If you’re staying in Nepi, I highly recommend a night here.

We’d been struggling to find a hotel or apartment for just one night, then came across this lovely spot. It was spacious, clean, tidy, and not cramped. The staff gave us a warm welcome, and we didn’t lack for anything. The price seemed fair for what we found.

The room was welcoming and cool, even without air conditioning, though the walls could use repainting. Breakfast wasn’t included; what was offered was good but only mediocre. The owner was very kind. I’d stay again, just not in very hot weather, though there always seems to be a light evening breeze.

Breakfast was excellent, and the garden is lovely. It’s a welcoming, private place in a family villa, with antique furniture and terracotta floors that made it feel like home. One thing to know: if you need an invoice, they only provide receipts without a VAT number.
