Avoid this place. It was a terrible stay with rude owners. Here’s what happened. **The owners:** Mr. Andrea, a Finance Marshal, came across as prim and proper but unable to hold a conversation, perhaps after all the beer and wine he drank throughout the day. We were repeatedly insulted and threatened with violence, apparently for sipping prosecco by the pool or making too much noise inside. There were 18 of us. Our agreed checkout was 5:00 PM on the final day. That morning, Mr. Andrea started mowing the lawn at 7:00 AM, poured chlorine into the pool, took away the loungers, and then shut off the water. At 11:00 AM he forced us out, so we couldn’t even shower. Mrs. Anna, his wife, was rude and seemed to have obvious social and relational issues. She yelled at us from two metres away like a fishmonger, once because someone was eating a peach and going inside to get the car keys. Minus 0/5. **The location:** It’s in the countryside, only reachable by car, and inconvenient for getting to Polignano or Monopoli. 1/5. **The rooms:** Small, but fully equipped, and the only redeeming feature. Eating inside wasn’t allowed because, as they put it, “otherwise it gets dirty.” 3/5. **The services:** Check-in was at 4:00 PM instead of noon. We were forced to check out at 9:00 AM the next day instead of 5:00 PM, with threats and banging on the door. There was just one broken fridge for 18 people, while the other fridge was being used by guests who weren’t supposed to be there. We had no access to ice or drinking water. The pool was closed from 3:00 to 6:00 PM for maintenance, which the owner considered the best time for it. We’d been assured the property would be ours alone, but other guests occupied space meant for us for three days. 0/5. **The payment:** The price was extremely high and didn’t match the property. We paid without a single invoice or even a small discount, despite the constant poor service and the several bottles of wine we gave Mr. Andrea. He also demanded another €200 because three more guests arrived at the last minute. 0/5.

The property itself was in excellent shape, with a large pool, a lovely garden, and comfortable, well-equipped rooms for a pleasant weekend. But the owners’ poor communication, lack of common sense, and lack of loyalty overshadowed all of that. They were often on site, taking up areas guests had largely paid for, and stirred up arguments over pointless things. We paid a modest €1,700 for two nights, and there was no invoice. Then the water mains were shut off, among other issues, making it impossible for us to carry on with our stay. They were rude and completely unreliable, with several serious flaws. Rating below zero.

The property was clean, well maintained, and had everything we needed, but the owners’ conduct ruined the weekend. They live there throughout the summer and subjected tenants and their families to vulgar language, insults, defamatory accusations, and serious threats over trivial matters. The owners seemed unable to handle even a verbal disagreement. Although we paid handsomely, we couldn’t enjoy the property’s amenities and were left dealing with services that seemed deliberately made difficult. Some friends and I had to cut our stay short because the situation became unbearable, even though we’d paid the full amount. I strongly do not recommend this place.

The property is beautiful, and we came with friends hoping for a carefree, fun weekend. Instead, the owners’ rudeness took over. They’re always present at their summer home, watching guests with spite and arrogance and making us feel unwelcome, even though we’d paid handsomely and followed the rules. Over the weekend, simple looks turned into ongoing poor service, then unpleasant insults and threats. I won’t repeat them out of respect for my own dignity. Stay away.

It’s a relaxed spot in the Apulian countryside, between Castellana Grotte and Polignano a Mare, well placed for day trips and excursions. It would suit couples as well as families with kids. The property is brand new, with roomy, comfortable rooms and bathrooms, AC, smart TVs, and hairdryers. The shared breakfast area is tastefully furnished and has a fridge, stove, oven, dishwasher, and microwave. Outside, there’s a large pool set in a landscaped lawn among olive and fruit trees. The owners are friendly, courteous, and always available. A real peaceful oasis.
