The property is tidy and well located, but my experience with the invoice request was frustrating. I asked for an invoice on the same day the receipt was issued. The staff seemed inexperienced in handling it, and the internal document-issuing procedures felt questionable. It could apparently have been resolved that day, but it was left for me to deal with. What bothered me most was having to push just to get a little attention, and even then nothing came of it. Customer care needs work. They can improve.

There’s plenty of greenery around this clean, well-run residence, which made it a really relaxing stay. The staff were genuinely friendly. With a pool and play area for children, plus a dedicated place to walk dogs, it works well for families and pets. Highly recommended.

The building looks lovely, but the care inside didn’t match that impression. I found dust in the wardrobes and on the headboards. The bathroom could use a few more shelves, so I made do with a chair.

The wasp nests were the biggest concern for me. There were many on the window frames and in the attic, and with wasps moving around and getting into rooms, some windows couldn’t be opened. The air conditioners also need a proper clean before the season starts. I saw cobwebs and brown liquid inside them, and after 8:00 PM they seemed to work only as fans, with no cold air. We were on the first floor of the Casale. The property is handy for the beaches, about a five-minute drive away, and for Loreto, Recanati, Porto Recanati and other villages worth visiting. It welcomes dogs and has a dog-walking area, which is good, but dogs were able to do their business on the lawn behind the bar where the loungers and tables are. A part of the exercise area could be set aside for that instead. There are playpens, though they need maintenance or updating, perhaps with some new ones. In the room, bedside tables or other small pieces of furniture would be useful, including on the second floor. Having to put clothes and belongings on improvised chairs wasn’t convenient. The owners and staff mention reserved covered parking, but guests have to leave their cars in the sun. There are more drawbacks than positives, so I gave it a low rating. It’s a shame, since the place has a lot of potential and a few changes could make a real difference.
