The staff were super friendly and helpful. They did their best to meet our needs and even helped us find our way to the property. The location is an interesting one, in a tower, and the price is good if you just need a quick stop before moving on. The room is tiny, but has heating, a desk, chair, and the basic things you need. There’s no closet, understandably, because of the limited space. You also get Wi-Fi, a small TV, and power outlets, so charging devices is no problem. The double bed is two single mattresses pushed together, and the gap between them can make sleeping less comfortable. Breakfast after the overnight stay is free at a partner bar. The bathroom is the real drawback. Opening the door puts you right in front of an open shower in the middle of a small room, with only a short movable curtain to stop splashes. The curtain doesn’t cover the full area, and showering floods the whole floor. Afterward we had to walk in barefoot and get our feet wet. There was nothing to clear the water away, which made the slippery floor dangerous. Once the water pooled there, it was also dirty to keep walking through it. The shower drain is badly scaled and sends out a harsh stream, even toward the door. Its control is touchy and hard to adjust. The bidet is scaled up too, difficult to control, and sends a single stream too high. The bathroom was simply uncomfortable and unpleasant. It might be bearable for a night or two, but I wouldn’t stay several days. The corners could use a more careful clean, too, as quite a few spots were really dirty. The bathroom needs a complete overhaul, and cleanliness needs more attention.

The owner was truly lovely. We arrived after the stated check-in window, but she offered to wait for us. The day before, she sent a WhatsApp video showing us how to find the place and where to leave the car in the free parking lot. For the price, this is excellent value and hard to beat in the area. The stay was pleasant, and it could work well for a one-night stop before heading out. I might come back, though I probably wouldn’t choose it for a longer visit. The room was small but nice and functional. There’s no closet, so a longer stay might mean keeping everything packed, but it’s fine for a few nights. The comfortable double bed is made from two single mattresses, leaving a little gap in the middle. There’s a small TV, a handy little fridge, plenty of outlets, and a private bathroom. Heating worked perfectly, and they provided an extra blanket and all the towels. The bathroom has all the basics: toilet paper, a little shampoo, a sanitized toilet, shower, and bidet. Given the tight space, having the shower across the bathroom floor makes some sense, but the curtain is awkward and doesn’t stay open easily. Once the floor gets soaked, it stays wet until the next day, which makes using the bathroom unpleasant. A mop or broom in the room would let guests push the water toward the drain. There’s also a lot of limescale, making the water temperature and pressure difficult to adjust, and the bidet sprays everywhere. Cleaning with vinegar could easily help. There was a bit of dust, along with far too much limescale in the bathroom. Towels, hair dryer, fridge, blankets, shampoo, Wi-Fi, and breakfast at a partner bar are all provided. A mop would be useful, and there isn’t space for a closet. Otherwise, nothing else is needed.

The only real drawback is the shower area in the middle of the bathroom, which is small. If you’re visiting Rapolano for the spa, though, that’s easy to work around. Room 3 is simple but clean, with a very comfortable bed and pillows, a TV, and a little fridge. It’s just right for a couple passing through Rapolano, and the price is fair. The hostess is precise with directions and very helpful. The location is excellent: Hosterya Modi is only 200 meters away and is fantastic for dinner. Free parking is about 300 meters away, and there’s a handy elevator to avoid having to climb the stairs.

The terrace was a great feature of room #4, which I had for a few days, and access to it is exclusive to that room. It’s spacious and charming, with a kitchenette and private bathroom. The bed was reasonably comfortable, though there should be more towel hangers in the bathroom. Water pressure was a little off, but nothing serious. I would’ve liked a table and two chairs out on the terrace to enjoy the view in the evening, even with the lights off. The property may not suit people with mobility issues. For the price, it’s a good compromise.
