The room was spacious, very nice, and had a comfortable bed. Everything else was excellent, and the owner was kind. The central location means parking is a little farther away in a paid lot, and arriving late made the place hard to find even with the directions I had. I also had trouble getting any flexibility on my 10:00 AM checkout, despite checking in late. Breakfast cost €4 and was served at the nearby Gemmi pastry shop. The apple strudel pastry was excellent, so I let the price go, but cappuccino and pasta didn't seem to add up to €4. It's a small thing, but a glass of water would've been nice, especially since I also bought other savory food beyond the breakfast voucher. I recommend it. Thank you.

Anna was extremely kind and helpful, and gave us useful tips on restaurants and places to see nearby. The location is central, and breakfast at some of the city's best-known pastry shops was a real treat. Our room was clean and comfortable, with everything we needed, and the mattresses made for a good night's sleep. Just be aware that the stairs up to the property are quite steep, so it may not suit anyone with mobility issues. Highly recommended.

The breakfast voucher was a nice way to start the day at the historic Gemmi pastry shop, and the place is right in the city center. The room is spacious and the bathroom very comfortable. There are steep flights of stairs with high steps, so it isn't suited to people with mobility issues. The shower also has no safety grab bar.

The suite feels like a little apartment, well furnished, clean, comfortable, and functional. We spent a few days at Residenza dei Fondachi and really did feel at home, even away from home. The host was kind and ready to help sort out anything that came up, which meant a lot. It's very central. Parking was the one drawback, though that's down to Sarzana itself: spots are hard to find, and there's always a chance the car could get damaged. Still, we'd happily recommend the property and will definitely come back.

The rooms are practical, nicely done, and well equipped, though the amenities are limited. It's an old building, with rooms on the second floor or higher and no access except by stairs, so it may not work well for elderly guests or families with small children. The air conditioning has two speeds but can't be adjusted to a different temperature.
