The breakfast looked nice but the quality disappointed me, and there wasn't much choice. The surroundings of the villa are beautiful and the exterior appealing, but the stay itself was very unpleasant. Our room had a constant sewage smell, apparently coming from the toilet drains. Even with the door open to air it out and the bathroom shut, the odor was unbearable. It felt like a serious health concern, especially for anyone staying several nights. We arrived late and had no way to reach the owner. There was an electronic air purifier in the room, but it didn't help with the overpowering smell. Its presence made me wonder if the owners knew about the issue and had chosen to ignore it, while still charging a hefty price for such an unacceptable stay. They need to take responsibility for this problem before putting more guests through it.

Breakfast was spectacular: granola, juice, fruit, several cheeses, yoghurt, coffee, and homemade pastries, including a croissant made with olive oil instead of butter. We couldn't eat it all and took some along. The room was comfortable, with a shared balcony overlooking the road, and the bathroom was modern and efficient. There's what looks like a garden at the back, though the rain kept us from seeing it. The place is about 200m outside the town walls, so there's parking. After a couple of hours driving through the rain, the owner came out to meet us at the car with an umbrella. That was the start of such friendly, outstanding service.

The rooms are simple and new, with a spacious bathroom and all the amenities provided. Breakfast was very good, especially the cakes Sabina bakes herself, and the owners were lovely. The B&B is about a 10min walk from the center of charming Urbino. Highly recommended for a visit.

The breakfast was delicious, and the rooms were well kept. The host was great, too. Urbino is just a short walk away, and I had a wonderful stay.

Our room was comfortable and had all the toiletries provided, but the noise was incredible. I can't recommend the place.
