The futons for the “second bed” were disgusting. They looked like they had pee stains, and one had red marks that might have been other bodily fluids. There were also marks on the floor where you’re supposed to sleep that could have been mold. This place was nothing like the listing suggested. My body was very itchy after I left, and after a quick dinner, the room’s pipes smelled like sewer throughout the whole space. Management replied that they’d come the next day to look at the bathroom pipes, but staying there felt unhealthy and unsanitary. The reception staff were nice when they greeted us, but they didn’t bring our luggage up to the room as they’d said they would after we left it at reception. It was beyond unacceptable and disappointing to feel that my family’s health was at risk. We couldn’t sleep even 1/3 of the nights we’d booked. It was late, nearly midnight, and we had to find somewhere else after booking this months in advance. Travelers just want a clean, comfortable stay.

The location was great, and it stayed quiet despite being so convenient. We had an easy, pleasant walk from Kyoto Station. Our room felt spacious by Japanese standards, with a little balcony that brought in plenty of daylight and fresh air when we wanted it. The bed was really comfortable, and the shower had strong water pressure.

The laundry was handy, though it only took cash and gave no change. When I asked reception what to do, they just shrugged and said there was no change. A solution would have helped. Service varied too: some staff were friendly, while others stayed focused on their phones. The room felt dusty and dirty, and the kitchen was greasy enough that we avoided using it. One cabinet was broken, and the shower's hot water didn't always work. The place is dated and a bit mouldy, and needs a thorough cleaning plus some renovation or at least repainting. If you can, avoid room 401.

We were happy with the price and the property. There's a kitchen stocked with utensils, plus a fridge and microwave for cooking your own meals. The tatami was great, and the room and toilet were both roomy and comfortable. A large window let in morning sunshine. It's around a ten minute walk from Kyoto Station, and the staff spoke English and helped us sort out a TV problem.
