The main annoyance was the Wi-Fi, which could be slow and unreliable in the room and lobby. I hope they improve it. Otherwise, the staff were friendly and helpful, and the hotel had an onsen and sauna. The sauna switches between men and women each day, while both can use the onsen daily in separate facilities. We paid around €70-80 a night in October 2025 for a double room for three people with breakfast, which felt like very good value. The breakfast had lots of options and was better than I expected, with good quality and quantity for the price. Rooms are small, as expected in Japan, but clean and practical, with working air conditioning, a mini fridge and kettle. You can hear the train a little at night, so light sleepers might notice it. A big Life supermarket nearby has plenty of ready-made meals for an easy dinner.

The name says “premium,” but my three nights here didn’t feel that way. The sixth-floor hallway had a lot of strange stains, and there were a few small marks on my room walls too. The breakfast area could get really crowded. The toilet setup was uncomfortable if you’re sharing with someone. Its door is clear glass, and the room’s mirrors all reflect toward it, giving a clear view of whoever is using the toilet. There are covers, thankfully, but I still felt awkward. The trains made it hard to sleep, and my window faced the side of another building, so I got no natural light. On the last night, while I was in bed, I smelled a strong poop smell. It wasn’t me. I had to turn off the heater and bathroom fan to make it stop, probably coming from another room. I don’t recommend this place. : /

At breakfast, an elderly short-haired woman directing guests was extremely rude to foreign customers. I asked a question politely in Japanese, but she cut me off and said “No” loudly in English, in an aggressive tone. It seemed to be the only English word she was willing to use. When I pointed out that her manner was inappropriate, she got defensive and showed no apology or reflection. For a hotel that welcomes travelers from around the world, treating international guests this way is unacceptable.

After a long day, the spa area with its sauna and hot bath was just what I needed. The rooms were clean, and the staff were polite and friendly.

A public bath and spa are available for guests, and pajamas, toiletries and free drinks are provided. There’s also an inexpensive coin laundry. Lunch buffet is just 2500 yen. A huge supermarket and pharmacy are nearby, and BIV is close enough to walk to. It’s a neighborhood mall with good local food and no tourist prices or queues. Direct buses go to Gion and the main shopping area, about a 20-minute ride. Great value for money.
