We booked a family room on the second floor. It was neat and had everything we needed: bedding, air conditioning, a heater, and free Wi-Fi. Cooking utensils are provided, so you can bring food and cook. The train station is just a short walk away, and the owner was very accommodating, even sharing tips about places to visit. I definitely recommend this place!

There isn't really a reception area, and people can come and go freely. The door code feels useless, with no security. There was nobody available to answer questions about the area or deal with problems around the house. When I tried the bedroom heater, a lot of smoke came out, which felt very dangerous with tatami floors. There's almost no sound insulation, either outside or between the rooms. You can hear everything people are doing in the bathroom and kitchen, and in the tiny shared room. Disappointing.

It's quiet, very convenient, and well kept. If you happen to run into the owners while you're there, they're the kindest people. Booking directly got me the best deal.

The location is a highlight: right by the river, outside the city's busy hotel district, and an easy five-minute walk to the main shrine or ten minutes to the castle. The rooms felt comfortable and homey, and the staff were incredibly warm and welcoming. For Matsumoto, this is high-quality accommodation at a very affordable price. Highly recommend.
