The room was a bit small, but great, and the service was excellent. It’s close to shopping and restaurants, and near the central bus and train station.

The rooms are a little older, but the price and cleanliness are top notch. It’s somewhat far from the station, though the customer service was excellent, including help shipping my luggage with takyubin. The staff speak good English and can help anyone.

I liked the location and breakfast. The hotel is at the junction of two main streets, about an 8-10 minute walk from JR Oita station, next to the police station and city hall. There’s on-site parking for 1000 yen a night. Breakfast is a reasonably priced buffet with good food. The other problems really affected our stay. The room had mold, and while it looked clean, the hygiene could have been better. I also didn’t feel much willingness to help from the staff. I’m a foreigner and don’t know Japanese, and only one front desk person could communicate in English. We stayed three nights. On the second day I asked whether they could send my luggage to the next hotel so I wouldn’t have to carry a big bag during transit. An older male staff member first said yes, with the price depending on the bag’s size and weight. The next day, after I packed, a different staff member kept saying “No no no” and told me to figure it out. They couldn’t provide that service. I had booked a Non Smoking Deluxe Double room, but this isn’t a smoke-free property. Smoking floors are every even level, with nonsmoking floors on the odd ones. They put us on the 14th floor, the hotel’s highest, and I could smell smoke in the hallway. I didn’t want my baby exposed to secondhand cigarette smoke, and I couldn’t stand the smell. Reception told me that Deluxe Double rooms were only available on that floor. I had no choice but to downgrade from the largest room, 182 sf with a balcony, to a moderate twin room of 161 sf with no view. The hotel is mixed smoking and nonsmoking, and families with a minor or anyone who hates smoking should consider that before booking.

The hotel has a nice design, with modern rooms and comfortable beds. The service is so-so, but the price is reasonable and includes a nice breakfast. There are free computers in the lobby, and plenty of restaurants nearby. It’s a short walk from the train station.
