For business travel, the lack of parking nearby is a real drawback. There is free parking, but having to walk there morning and evening is inconvenient. A coin-operated lot seems like it would make more sense, especially since the area doesn't seem particularly expensive. If you're driving, I'd suggest looking elsewhere. It's cheap, so the price is understandable, but for me the hassles outweighed the savings. The rooms look stylish and don't have that typical run-down hotel feel, though some things are showing their age and broken fixtures are an issue. The broken washlet is especially unacceptable. I won't weigh in on the free breakfast since that's personal preference, but the guest flow around the elevator and people trying to eat is awkward. It seems they're trying to turn the hotel into a former building.

We were a family of five and stayed in two rooms. Everything went smoothly, and the staff explained things thoroughly. They also made it easy to understand where the parking was, even though it's a little far away.

The rooms were old but nicely cleaned, and all the staff were cheerful and pleasant. That's why it's a shame the parking and breakfast were disappointing. I was lucky to find a spot with a same-day reservation, but the free parking lot was extremely far away and very inconvenient. No one mentioned the paid lot right behind the hotel. At breakfast, all the side dishes that were supposed to be hot were cold. I'd never had ice-cold sausages or stir-fried meat before, and it was a shock. You might say it's free breakfast, but even cheaper hotels that advertise it use insulated containers. I also missed having milk.

It's very convenient being right in front of Kitasato University Hospital. The free parking, though, is far down the street, and its location isn't shown on the website, which makes parking a hassle. They seem to welcome Chinese tour groups, too, because the breakfast area felt like a hotel in China.
