Before booking, I called the resort to ask about hot water and was assured our room would have it. I also sent a message through Bookings.com to remind them. When we arrived, there was no clear reception, so I walked around trying to find someone. The property looked severely neglected, with decay, poor maintenance, and structural damage in some areas. Eventually I found someone on a couch who said they were reception. The setup felt like someone's back yard by a garage, with old couches covered in blankets. They said there was no hot water and showed us two rooms. After a long discussion, the manager contacted the owner, who said there was one apartment with hot water that we could use. In that apartment, the only hot water was at the kitchen sink. The rooms were dirty, the ceiling had holes, and electrical wires had been left connected to sockets. The bathroom was in terrible shape, dirty overall, with grimy taps and no hot water. We told the manager this wasn't acceptable or what we'd booked and what was advertised on Bookings.com. She said she'd only worked there a week and knew the listing wasn't accurate. She also said they had no access to manage the listing and that she only learned about our booking from the owner that morning. There were holes in the ceiling, hanging wires, dirty bathroom taps that were impossible to use, and no hot water. We didn't even have time to check the bedding, or were too scared to look.

The location is fantastic, and the restaurant serves very nice food at affordable prices. For the money, it's still good value compared with nearby hotels. But the place is worn down, which I knew from other reviews. Our toilet was broken, there was mold on the fridge, and we had no water for more than a day.

The rooms were dirty, the seat covers were filthy, and the window bars were rusty. The place is completely neglected, and at times there was no running water, so we had to use bottled water. Taking my daughter there on her first trip to Diani left me deeply regretful. So sad. This hotel should be taken off this site. They cheated us out of our money and ruined our holiday!

We had a good time, and getting to the beach was easy. The apartment was spacious, the bed was large, and the fan worked. The kitchen was missing some of the dishes we needed, though. The beachside restaurant was a bit pricey, but the food was good. My only other complaint is that the sheets felt rough and there weren't enough towels.
