Please look elsewhere and don’t move to Ruaka View Apartments. I’m desperate for my mum to leave because I fear for her safety. The lack of accountability here goes far beyond ordinary inconvenience. There are serious lift risks. In December 2024, a young boy died in one of the lifts, and that same lift is still being used. Last July, I nearly died in it myself when it malfunctioned as I was stepping in. The doors slammed shut so fast and hard that they could have crushed me if I’d been half a step farther inside. When I told the guards, they laughed instead of showing concern or escalating it. Both lifts are faulty and dangerous, so using them feels like taking a risk every time. There are also major water and electrical hazards. Management once shut off the water without telling residents. When I went to shower, the shower head suddenly shot out extremely hot, boiling water, turned bright hot red and exploded. I’d stepped away to get shower gel from my room a few seconds earlier, so I wasn’t underneath it when it blew. A fundi later told me I would likely have been electrocuted before the shower head exploded. The caretaker and management didn’t offer an apology or take responsibility. The wiring is faulty, and power cuts often lead to surges that damage electronics. Appliances are commonly affected when power comes back, which is also a fire risk. City council water isn’t reliable; the building depends on borehole water, but that system breaks down often too. Pumps fail, water is cut without warning, and residents are left without it. The backup generator also breaks down frequently. The guards are rude and careless. The caretaker, “Carol”, is confrontational and unhelpful. Sorry if that sounds mean, but I’ve seen more use from a rock. Between the faulty lifts, electrical hazards, exploding shower head and the management’s lack of accountability, this is an extreme safety risk. I’m pleading with anyone considering a move here to value their life and sanity, and keep themselves and their family out of danger.

Avoid Ruaka View Apartments. There are too many ongoing problems for this place to be worth the money or hassle, and I’d strongly advise against moving in. The most alarming issue is the lifts. A young boy died in the building’s lift to the basement parking in December 2024, yet it’s still in use. Both lifts are faulty and unsafe, nothing has been done to fix them properly, and using them is terrifying. The apartment also has mold and leaks, especially when it rains. Water comes in through the windows, making the home uncomfortable and unhealthy. There’s no city council water supply, and the borehole water is unsafe to use. The pump breaks down often, leaving some tenants without water for hours at a time. That’s a constant hassle and a health concern. Power is another problem. The backup generator often breaks down during Kenya Power outages, and it’s usually switched off before midnight, so there may be no power after that. Noise is constant too, from tenants partying and playing loud music late at night, as well as nearby crusades every weekend until 9 PM. A field opposite the building is regularly used to burn rubbish at night; smoke fills the house and makes it hard to breathe. The gate guards are rude and unprofessional, and I consider them a serious safety concern. Once they left a tenant at the mercy of robbers outside the gate, refusing to open it or help when she screamed. The caretaker, Carol, is rude and confrontational, and seems more interested in picking fights than helping. When tenants move out, they refuse to do the inspection with you present, then charge for things that aren’t faulty. I paid over 45,000 shillings and got back less than 10,000. It feels like unfair charges. Do yourself a favor and look elsewhere for your peace of mind.

Don’t move into this apartment, especially if you have kids and want somewhere well maintained. Living here was frustrating and something I regret. The letting company, Castleland Properties, showed little concern for tenant issues. Maintenance requests were ignored or dismissed, and leaking floors took almost weeks to be addressed even after repeated requests. The paintwork was poorly done and looked unprofessional, peeling in many places soon after we moved in, but the letting agent showed no interest in fixing it. The caretaker was rude and ignorant, making it difficult to raise concerns. They also keep almost 80% of your security deposit, saying it’s for repainting the house. Freaking daylight robbery 🤬🤬.

I appreciated the chance to live at Ruaka View Apartments, though I had to move quickly when my job location changed. I’d come back if I got the chance, and I envy the tenants still there. The agents and landlord are godly and don’t put much pressure on you. It’s a clean, secure place with modern houses, roomy layouts and executive finishing. There’s enough parking, and the road to the apartments is good, with no traffic, and gives easy access to the tarmark. I didn’t hear of theft or robbery. The weather is favourable and balanced, making it a good place to raise children and stay with family. God bless you.

Don’t move here. The caretaker is rude and doesn’t respond, and repairs can drag on for months. It took them a year to fix a shower. There are other options around, so consider those.
