I stayed five nights and six days in a very good room, and the staff were friendly. The one letdown was that nobody tried to clean the room, change the towels, or bring fresh water during my stay. The location makes getting to and from the airport easy, with restaurants and shops close by. Riverside bars are a decent walk, though a motorbike or tuk tuk costs only $2. I'd still strongly recommend it to budget travellers.

At $10 for a single room and $12 for a double, these are the most fairly priced private rooms in Phnom Penh. The rooms and facilities are a little old, but they work just fine. Air conditioning and WiFi have both worked great every time.

The location feels good and safe at night, and the basic necessities are nearby, including buses to Vietnam and Bangkok. The rooms and toilets are very clean, and it's a nice place overall. The managers seem poorly trained and unskilled, though. The tap water is extremely poor quality, not even suitable for washing. They use untreated groundwater. It gets a little better in the rainy season, but in the dry season it smells.

The air conditioning worked well and the bed was big enough, but the rest was a mixed bag for the cheap price. I stayed in three different rooms, and in each, the bathroom fan was either missing or broken. The chair was uncomfortable, and I had to deal with cockroaches and mosquitoes. The bathroom layout is poor. The sink and shower drain into the same hole, and without a shower booth, water splashes across the counter and toilet. The drain was partly blocked, so the whole bathroom flooded after a shower. There was also a mouldy smell in there. The fridge barely got cool, and the WiFi was patchy and very unreliable, which was frustrating. During the day, construction in the building made things extremely noisy, and the rooms aren't sound insulated, so you hear people talking outside. Amenities are fair for the price, but if you can afford it, I'd go somewhere a bit more expensive.
