Kite Paradise Resort-Kalpitiya

We paid 40 USD / 13,600 LKR for three nights, aware it was low budget and expecting very little. We're used to basic places, but this was unacceptable. The first room was filthy: dead flies on the bed, hair, dirt and grime everywhere, damp clammy sheets that clearly hadn't been properly cleaned, and insects, spiders and webs throughout. The bathroom was disgusting too, with mold, insects and heavy dirt. It felt unhealthy. The online photos were highly misleading and didn't match what we found. There are much cleaner places nearby for the same price. After lengthy discussions, we were moved to a second dirty room, but allowed to stay just one night instead of the three we'd booked and paid for. When we returned from dinner and calmly raised the issue with the owner, things got bad. He shouted at us, became very aggressive, refused a refund, and said, “this is my business and none of your concern.” At 10:30 PM he kicked us out, forcing us to leave at night and making us feel unsafe and intimidated. As we were leaving, he even took a video of us. A local later told us the business had already been renamed multiple times, allegedly to keep reviews looking better. That might explain the big difference between the reviews and what we experienced. Miserable hygiene, misleading presentation, and aggressive, threatening behavior, with no responsibility taken. Strongly not recommended.

We came for three nights and are fine with very basic accommodation, but this place was nowhere near an acceptable standard. The room and bathroom were filthy, with damp, dirty sheets, dead flies on the bed, hair, insects, spiders, webs, mold and heavy dirt. It looked as though nothing had been cleaned. We also had periods without running water or electricity. The property seemed neglected, and the online photos didn’t match its actual condition. When we complained, the owner shouted and insulted us, refused to offer a solution or refund, then made us leave in the middle of the night even though we’d booked three nights. It was a frightening and upsetting experience.

Everything was so well organized, and I loved the time I spent both on the water and away from it. The location and atmosphere were just right. Most of all, the host made me feel like family, almost like his son. That kind of warmth and genuine care is rare. I’ll absolutely be back.

The owner looks after the wild dogs and cats, collecting them and getting them vaccinated twice a year. I’ve never seen so many smiling dogs! The food is the best in this area, too. It’s a lovely, peaceful place where you can enjoy yourself without being pushed into socializing. The owner and his family are really nice. Come without expectations and you might be pleasantly surprised.
