The view is incredible, and the host is responsive. The place is a beautiful white sand beach, and you can walk straight out from the spacious condos onto the sand. The pictures are accurate, but it’s even better in person. Tony responds when you need something, and Xoco, the cleaner, is friendly and does a good job. The kitchen has coffee, water, and what you need for simple meals. I liked the Mexican decor, including the tiles and murals, and the screen doors keep bugs out. A few things could catch you off guard. The restaurant has been “closed for renovation” indefinitely, leaving the Beached Bikini Bar next door as the only nearby option. Its food and drinks are fine, but not cheap, and it can get busy. For more choices, you’ll need a car unless you’re up for a 15-minute walk to the highway to catch a collectivo or can pay the high taxi fares. There’s little else within walking distance unless you want to walk along a busy highway for an hour or more. The water is heavily chlorinated and may bother your skin, though drinking water is provided. Amenities are sparse and basic, so bring your own toiletries. Our bed was fine, but it wasn’t hotel-level comfort. The bedroom is at the back with no windows for a breeze, and only that room has air conditioning. There are ceiling fans in both the bedroom and living room. The lounge chairs are comfortable, and there’s a big dining table, but the couch is hard and uncomfortable. You can walk for a long time on the beach in either direction, passing private homes, small condo buildings, and all-inclusive resorts. Walking near the water is harder because sargassum covers it, and it’s cleared only in some spots. Plenty of people might give this place five stars for the view and responsive host. If you’re okay with these tradeoffs, it’s a lovely stay for couples and families.

Walking straight from our screen door onto the beach was the best part, and the rooms were decent with what we needed. But they need upgrades, and the couch was like sitting on a rock. Without a car, the only walkable food choices are the hotel restaurant or the beach bar next door, run by the same family that owns the hotel. The room and location would’ve been manageable if not for what happened. Several of our things went missing, including my shoes and then my daughter’s shoes the next day. We told management after the first pair disappeared. They said the lead housekeeper had never been accused of stealing and that we must have misplaced them. We hadn’t. After towels were put in the room, they were conveniently where my daughter’s shoes had been. We searched everywhere and never found either pair. Some food we bought disappeared too. We were on the patio when the second pair went missing, so Soto was bold enough to take things while we were nearby. After that, we locked everything up and refused housekeeping. We had locked things away at first, but didn’t think we needed to lock up our shoes. From then on, we couldn’t assume anything was safe, and we’d lock everything if staying here. The experience was ruined, and we’d never come back. Management should take this more seriously. We reported the first missing item on day one and something else was gone the next day. I hope there isn’t a next time for us, but if I ever considered returning, locking everything would be the only way. Be careful if you stay.

Snorkeling straight off the steps was a highlight. There were so many fish, and we also went fishing with the guys from Honey Tours, who included a turtle tour. Our family of four felt at home here. The beds were comfortable, the AC worked well, and the place was clean, even though the beachfront weathering shows its age. We liked that character. Tony and the staff were attentive, polite, and really helpful. The food onsite was great, and the beach bar was lovely with our kids, hola Montserrat! We also really enjoyed the beach views and rooftop. We'd love to come back.

We were welcomed with a bottle of wine, and the Wi-Fi was great. The room had a water dispenser and coffee maker, and Tony gave us excellent service. There was plenty of room, with a large dining room, spacious living area, and a nice bathroom. We loved sitting on the balcony to watch the sunrise over the ocean. The beach was quiet, with lots of space and not many people around. The food delivered to the room was very good, and I’m already planning to return. The one thing I’d change is the humidity in the bedroom. I know it’s right by the ocean, but maybe a small dehumidifier at check-in or the option to open a window would help.

We loved having breakfast on the beach nearly every day, and the food was much better than we expected. The villa was cozy and comfortable, right on the water, and waking up to the sunrise each morning felt magical. It was an easy drive into Tulum and to the airport. We were glad to have a car, since it made exploring nearby places so easy. Tony was a wonderful host, always available when we needed something. The facilities and location made our long weekend feel perfect. Such a peaceful place to stay in Tulum, highly recommended.
