There were rotten smelling bags of trash at the very front of the property, and the place felt almost outdoors. Critters and bats were everywhere, and animals could be heard crawling above us at night through the uninsulated straw ceilings. The heat built up, while the walls were so thin we could speak normally to the person in the next room. Our group of 10 was excited to visit Tulum, but this was the worst Airbnb I’ve ever stayed in. Several rooms had no working AC and dirty sheets on arrival. After one night, one person had 10 severe bug bites on their face. There was no hot water, a sink leaked whenever turned on, and a toilet seat broke while the toilet didn’t flush properly. We couldn’t get a refund, so we left after the first night with four more nights paid for and lost. Don’t spend your money here unless sleeping outside is basically fine with you.

We booked five nights for a vacation with 10 people, but left after the first night. Trash bags were piled at the entrance, the AC wasn’t working anywhere, the walls were incredibly thin, and there was no hot water. There were bugs everywhere and the linens seemed questionable. A friend’s toilet seat came right off, and the sinks leaked onto the floor when switched on. I wouldn’t recommend staying here in Tulum. The amenities shown weren’t accurate, and we got no money back, so we had to find somewhere else for the rest of the trip. It was disappointing.

The rooms are spacious and lovely, and the TV has plenty to watch. They’re cleaned every day, there’s care available around the clock, and breakfast comes daily with fresh fruit, toast, juice, tea, and coffee. The walls are so thin that you can hear everything the neighbors do, and of course they can hear you too. We booked expecting to cook, but the shared kitchen was only a toaster, coffee maker, and kettle, which was a letdown.

Casa Chimi is a lovely guest villa for the price, with large, comfortable, very clean rooms. There’s a little pool in the middle of the property, great for cooling off after a hot day in Tulum, and a useful kitchenette. The kitchen sink leaked badly and made cleaning up difficult, and some rooms had faulty air conditioning. Getting to the main roads and public beaches takes time, so a car or even bikes would help. There are, though, good restaurants just a couple of minutes away on foot, and an Oxxo up the road.
