This is a quiet, safe neighborhood, mostly home to expats from Canada and the USA, with a few from Europe. You can walk to the highway and catch colectivos for $1-$2 to Tulum, Playa del Carmen, or places in between. Ciudad Chemuyil is nearby, along with local groceries, several restaurants, small shops, and public cenotes. There's a shade tree in the front yard, which makes mornings pleasant with the door open, and street parking right outside. The rental managers were quick to respond when I needed maintenance. They replaced a loose toilet seat that seemed broken and checked the water, which had no hot water and only a trickle in both bathroom and kitchen sinks. But when I said the shower's sulfur smell was unbearable, likely from untreated water, I got no response. It was so bad I didn't shower, and I checked out the morning after arriving late the previous day, four days early. There was only one outlet per room, and I couldn't find the bedroom one until the maintenance guy located it behind a very heavy piece of furniture the next morning and brought an extension cord. The two bedrooms have cold AC, with a minimum setting of 24C/72F, which was cool enough. Most of the blinds were broken and need replacing or repair. One bed was rock hard; the other seemed like it might be okay. The place is bare-bones, like a cheap motel on the edge of a low-rent area. The kitchen needs a thorough cleaning and renovation. The old appliances, cookware, and utensils looked neglected, though probably usable after cleaning. The fridge and freezer were both nice and cold. There was no hot water and hardly any flow at the kitchen sink. The fans and light switches were confusing, and the bathroom sink was kind of cool. The deal breakers were grit or sand between the sheets, which was gross, and that awful sulfur smell in the shower. I stripped the bed and put the linens in the shower wet, hoping the next person would get clean sheets. Cleanliness was otherwise okay, but the sheets and hard bed pushed me over the edge. I was exhausted from traveling, it was late, and I had to charge my phone in another room, so I couldn't use it while lying down. I slept on top of the covers and left the next morning, four days early.

It's a modest, cozy home in a quiet area, close to the beach and several public cenotes. There are two air-conditioned bedrooms, a patio pool, and a barbecue area. The problem was upkeep: cleaning only meant fresh sheets and towels once a week, and the pool cleaning was terrible. Those issues kept us from fully enjoying our stay, so I took three stars off my earlier five-star review. The house itself is fine, but maintenance is a disaster.

A pleasant, relaxing place with a good pool. The house is fine, but needs general upkeep, including painting and air conditioning. The beds aren't very comfortable.
