The neighborhood around Giada Towers was messy, with trash and poor upkeep, and the movie theater never worked during the five months I lived there. The area itself felt safe, though, and having a supermarket right under the building was handy. I rented as a tenant, not an owner, and the management style made it hard to feel at home. To enter the gym, yoga room, or co-working space, you had to sign in at the front desk and ask permission every time. It felt intrusive and gave the impression residents weren’t trusted, with little privacy or independence. Management also puts overdue HOA notices directly on apartment doors, which is embarrassing and makes the place feel unwelcoming. I wouldn’t recommend renting or buying there, given the restricted access, lack of privacy, and amenities that fell short.

There are heaps of garbage piled in front of the property. The way the management treats the neighborhood shows a lack of respect for Tulum and the area.

It’s a nice place, but getting maintenance help is almost impossible. The first-floor bathroom shower smelled like a sewer, and nobody responded when I asked about it. The TV quit working too, and they said it wasn’t their responsibility. Maybe fine for a few days, I guess.

Don’t trust this place, and definitely don’t book it through AirBNB. My booking was cancelled 25 minutes before check-in while I was in the middle of Tulum with all my bags, my girlfriend, and our eight-month-old son. It was awful. AirBNB gave us no compensation, and because it was high season, other places cost two or three times as much.
