The staff are 100% great. The owners don’t live here and seem to leave all the work to the local staff. It’s a no-frills apartment-like place, more like staying in a home away from home. The pool wasn’t clean or anything special, and the water still needs improvement. It is a jungle, after all. The property is right off Tulum’s third-busiest road. I’d consider it for a longer stay, but not for a special getaway.

The renovation next door made every day noisy, with heavy work going on right beside our room. The door and AC didn’t block it, and they also let in enough mosquitoes that we were fighting hundreds of them. The pool was cleaned only once during the week we were there, despite being told it was cleaned every day. The guard who looks after the place was very nice and capable, though a room facing the main road is in a bad spot. The room needed some maintenance, but that was something we could live with. Cleaning wasn’t included for the whole week unless you paid for it, and the cleaners didn’t seem very focused while holding their phones. For the money, I wasn’t expecting miracles, but some things need to change.

We stayed in flat no. 22, which had lovely views and a pool where we could unwind in the evening. The build quality was great, and the place was clean and comfortable. The owners were really helpful with things like bike hire and restaurant suggestions. Parking is limited, and one owner likes to take up two spaces.

We stayed for two weeks and felt safe the whole time. Security staff were always at the gate, greeting us warmly. The hosts were easy to reach and very helpful, including whenever there was an issue with the Wi-Fi. I needed to work, and the connection handled four-hour video calls fine. There was Wi-Fi on the rooftop by the pool too. The rooms have a design we really liked, and the rooftop pool was amazing. It’s about a 15-minute walk from the main street, but getting around was easy. Most people in Tulum seem to rent a scooter or bike anyway.
